Nestling gently in panoramic position on a hill of the Monte Pisano, this country villa of about 300 sqm (cellar of 90 sqm excluded) is located not far from the towns of Pisa and Lucca, with the best regional infrastructure at a short distance.
The house was built by modeling a hill of the Monte Pisano and surrounded by its own grounds of about 5,000 square meters enhanced by the presence of a garage for two cars near the paved road.
Climbing the stone stairs set on the north-west facade, we find the basement, al grezzo, where we find wineries, large utility room and boiler room. On the ground floor there is a 30 sqm balustrade terrace with views and access to the ground floor: here we have entrance, living room with fireplace and french door to the terrace, studio with windows facing north and west. On the mezanine we have kitchen, utility room and bathroom, from which a second access allows you to reach a large porch and a second terrace. On the first floor there is a master bedroom with a balcony facing east, large bathroom and second bedroom with fireplace with dressing room, a second bathroom, a third bedroom of about 26 square meters with small terrace and an additional fourth bedroom with three windows oriented to the east, south and west, very bright. The villa is in good conditions despite needing some modernization.
The Monti Pisani delineate the northern boundary of the province of Pisa, separating it from Lucca. Peaks are not very high but the scenarios are different: gentle slopes and valleys crossed by streams.
The mountains have a vegetation of chestnut and pine trees, while their slopes have different appearance due to the growing of vines and olives.
The long road that runs along the slopes of the Pisan mountains, called simply “lungomonte”, is characterized by small villages and castles, monasteries, churches and ruins of aqueducts.
