This agricultural estate, for sale at a short distance from the hamlet of Montopoli in the Val d’Arno in Tuscany, consists of a building complex, surrounded by 68 hectares land : about 45 hectares are classified as arable land, set in a valley and therefore easy to cultivate (ideal for cereals, corn, sunflowers and fodder). Could also be easily irrigated, thanks to the presence of streams. The remaining 24 hectares are woodland.
The group of buildings boasts a surface of 2000 square meters, all overlooking a large common area:
Building 1) small building with offices and small warehouses (70 m2).
Building 2) is the largest building in the entire complex, used in the 1960s and 1970s for cattle breeding. Arranged on two floors, it has stables on the ground floor, while at the two ends of the first floor there are two residential units: between the two apartments, the available space was used as a hayloft.
Building 3) is a small building of 25 square meters.
Building 4) is a tower-type private electrical substation, currently unused.
Building 5) is a pavilion, used as a shelter (80 m2).
Building 6) is divided into several buildings and was intended as a barn and cattle stable (245 m2)
Building 7) Probably built in the 60s-70s, it wasused as a cellar for the production and storage of wine.
The complex of buildings is located in a flat and easily accessible area: it is in mediocre condition and therefore needs to be totally restored: it would be ideal as accommodation/agritourism facility. Although abandoned, the land has a good degree of fertility and given the presence of the stables, can be used for the breeding of cattle and sheep.
There is also a well for water supply.
The agricultural estate is about 4 km from the Fi-Pi-Li Montopoli val d’Arno exit, 35 km from Pisa Galilei airport and 40 km from Livorno and its coast. Properties exempt from energy certification.
